Markham + DeRentis Completes Sale of Wolcott Eco Office
PROVIDENCE, R.I. – Markham + DeRentis Associates of Residential Properties Ltd. is proud to announce the sale of the award-winning Wolcott Eco Office.
Originally constructed in 1890 as a turn of the century jewelry factory, the building became an electronics supply warehouse in 1941 and was eventually purchased by John Tabor Jacobson’s JTJ Investments in 2006.
Under Jacobson, the structure underwent a full gut rehab before emerging as Rhode Island’s first-ever net zero commercial building.
To be considered “net zero” a property must be fully sustainable, producing all of its energy from its own renewable sources. Jacobson made this possible by taking advantage of the fact that the building is earth-sheltered and faces solar south. The new design allowed for the sun’s rays to provide natural light throughout the day, while solar-thermal and photovoltaic-panels were installed for heating, cooling, hot water, and electricity. In addition, JTJ used non-VOC paints and sealers, formaldehyde-free doors, recycled counters, and open cell foam insulation to create a completely green and super insulated structure.
As a result of the Wolcott Eco Office project, JTJ Investments was selected as the recipient of the 2009 Senator John H. Chafee Conservation Leadership Award.
Specializing in matching clients with the right property, Markham + DeRentis Associates utilized its extensive network of local professionals to bring in TRAC Builders, Inc. as a potential buyer for this one of a kind listing. The growing business had been actively looking for the perfect location to enhance its brand while also improving its ability to service the New England area.
"After working closely with Jim DeRentis to find the right property, and coming close on a couple of different deals, we all felt great about the Wolcott Street property,” says TRAC Builders President & CEO William Tracey. “Thanks to Jim's knowledge and insight TRAC finally got a fabulous building in a great location."
As one of Residential Properties’ top real estate teams, Markham + DeRentis Associates provides in-depth knowledge of the local real estate market to assist both buyer’s and seller’s in completing transactions of condominium, residential, and commercial properties.
"I have been working with Jim DeRentis for many years now,” says JTJ Investments President John Tabor Jacobson. “His experience in banking, real estate development and city service puts him way beyond the average skill set of a real estate broker. He knows Providence real estate inside and out."
